Dubai.
One of the world's most visited cities, and one of its strongest short-stay markets.
How we work in Dubai
Online support for your own listing.
In Dubai, we support owners who hold their own holiday-home permit. Your listing, your reviews and your permit stay in your name. We do the work that can be done online.
What we do, online
- Listing texts and a shot list for your photographer
- Daily pricing and one calendar for every platform
- Guest messages 7/7, and a reply to every review
- Changeovers planned with your local team
- Guest details prepared for your registration
- A clear monthly report
What stays with you
- The DET holiday-home permit, in your name
- Guest registration and the Tourism Dirham, as permit holder
- Cleaning, keys and maintenance on site, by your own team or a licensed local partner
- The approval of your building and developer
Athina is not a licensed holiday home operator or real estate broker in Dubai. You remain the host and the holder of the permit. General information, not legal advice.
Why your listing should stay in your name“Peak season runs from October to April, with major events, exhibitions and the festive season driving the highest rates. Summer is quieter, which is exactly where daily pricing and smart offers make the difference.”

Rules, simply explained
Dubai
Every short-stay home in Dubai needs a holiday-home permit from the Department of Economy and Tourism (DET): a registration, an inspection and a QR code at the door. Each guest must be registered within hours of check-in, and the Tourism Dirham is charged per bedroom per night. We work with owners who hold their own permit: the permit, guest registration and DET payments stay with you as permit holder, and we check your building's rules with you first.
We prepare the paperwork. You sign.
