Costs and agreements

What does working with Athina cost?

Listing management costs 12%, listing + guest communication 15% and full management 20%, excl. VAT and only on realised rental income. No setup fees, no exit fees, no hidden costs.

Is there a long contract?

No. You can cancel monthly, without an exit fee. You stay because it works.

Who pays for the cleaning?

The cleaning fee is charged to the guest per stay, so it doesn't come out of your income.

How do I get paid?

Guest payments always go directly from the platform (Airbnb, Booking.com) to your own bank account. We never have access to it. Our fee is invoiced separately, never deducted from your income.

Do you manage several properties for one owner?

Yes. For portfolios, residences and developers we make a proposal for the whole portfolio, with one contact, one report and a rate that drops as you grow.

Your property and your guests

Can I still use my property myself?

Of course. You can block dates for personal use at any time, at no extra cost.

On which platforms will my property be listed?

Airbnb, Booking.com, Vrbo and Google Vacation Rentals, with a professional listing and an attractive presentation.

How is the price of my property set?

With a professional dynamic pricing strategy that responds daily to demand, seasons, local events, occupancy and booking behaviour. Software spots market opportunities, and we personally fine-tune your base price every week.

Do my listing and reviews stay mine?

Yes. Your listing and your reviews stay in your name. If you already rent out, we join as co-host.

Who is liable for damage caused by a guest?

You remain insured as the owner. We make an inventory before the first guest, check every stay, and handle damage claims with the platform and the guest.

How do I know how my property is doing?

You get a clear report every month, on a fixed date: occupancy, nightly rate, income, costs and reviews.

Rules and permits

Do I need a permit or registration?

In Belgium, tourist accommodation has to be registered with the regional authority: Toerisme Vlaanderen, Brussels Economy and Employment or the Walloon authorities. In Dubai you need a holiday-home permit from DET. We prepare the formalities with you.

Does my building allow short-term rental?

Not always. Co-ownership rules in Belgium or building and developer rules in Dubai can limit it. We check this before you spend anything.

Do you give legal or tax advice?

No. We prepare the paperwork and explain what applies, but for legal or tax questions about your own situation, please speak to a lawyer, notary or accountant.

Getting started

How long does it take to start?

From the first call to the first guest takes about three weeks, depending on the paperwork and the state of the property.

I have never rented out before. Is that a problem?

Not at all. Most owners who start with us have never done it before. We guide you from the rules to the first guest.

Where do you work?

Across Belgium, with Ghent as our home base, and in Dubai's main districts.

For guests

How can I book a stay?

How do I receive the check-in instructions?

We are reachable by phone and e-mail, and we help quickly in urgent situations.

Where can I find the cancellation policy?

On the listing of each stay and in your booking confirmation.

Are bed linen and towels provided?

Yes, fresh bed linen and towels are provided unless stated otherwise.
