Terms and conditions

Last updated: 27 October 2026

These terms apply to the use of this website of Athina Property Management.

1. Company details

2. Scope

These terms only cover the use of the website. They do not replace a separate agreement with an owner, guest, supplier or other party. If a signed agreement says something different, the signed agreement applies.

3. Information on the website

We take care to keep the information on this website correct and up to date. Still, information, prices, availability and descriptions can change or contain mistakes.

The website, including the blog, gives general information. It is not personal legal, tax, financial, planning or insurance advice. Rules differ between Flanders, Brussels, Wallonia and Dubai and can change; always check them with the competent authority or your adviser.

4. Requests and estimates

Sending a form, asking for a call or requesting a revenue estimate does not create an agreement. We only work together once both parties have accepted a separate proposal or agreement.

We may decline a request when a property, service or period is not suitable or not available.

5. Revenue estimates

Revenue estimates are an indication only. Actual occupancy, income and return depend on, among other things, the property, its location, availability, demand, season, events, reviews, costs and the rules that apply.

Athina does not guarantee any occupancy, income or return.

6. Bookings and external platforms

Bookings usually take place through external platforms such as Airbnb, Booking.com or Vrbo. Their booking, payment, cancellation and privacy terms then also apply.

Photos on this website can be illustrative and do not always show a property we manage.

7. Intellectual property

The texts, design, logos and other content of this website may not be copied, changed, distributed or used commercially without our prior written permission. Photos from third parties remain the property of their owners.

8. Liability

To the extent the law allows, Athina is not liable for damage that results only from:

  • using the general information on this website;
  • the website being temporarily unavailable or technical problems;
  • obvious typing or display errors;
  • information or services of external websites and platforms.

Nothing in these terms limits liability that cannot be excluded under Belgian law. Consumers keep their legal rights.

9. Privacy and cookies

We process personal data as described in our privacy policy. Our cookie policy explains which cookies we use and how you can manage them.

10. Complaints and applicable law

Questions or complaints can be sent to hello@athinaproperty.com. We always try to find a solution together first.

Belgian law applies to these terms. For consumers, the courts designated by mandatory law have jurisdiction. Agreements for properties in Dubai can be subject to local rules, as set out in the agreement itself.

11. What we are, and what we are not

Athina Property Management manages short-stay and holiday homes on behalf of their owners: listing, pricing, guest communication, cleaning and day-to-day care.

We are not a real estate agency or broker. We do not buy, sell or lease property on behalf of others, we do not market property for sale, and in Dubai we do not act as a broker registered with RERA (the Real Estate Regulatory Agency). For buying or selling property, contact a licensed real estate agent.

We are not financial, tax, investment or legal advisers. Estimates, figures and articles on this website are general information and an indication only, not advice and not a guarantee of income or occupancy. For your own situation, consult a qualified adviser.

In Dubai, every holiday home needs a permit from the Department of Economy and Tourism (DET). Which party holds the permit and operates the home is set out in the agreement for each property.
