Record visitor numbers, but every building and district behaves differently. What drives income in Dubai.
Dubai is one of the strongest short-stay markets in the world, but that doesn't mean every unit earns the same. Here is what makes the difference, without numbers that wouldn't apply to your home.
The market is there
According to DET data reported by Khaleej Times, Dubai welcomed 19.59 million international overnight visitors in 2025, a third record year in a row, with Western Europe as the largest source region. Hotel occupancy averaged 80.7%.
What drives income
- District: Dubai Marina, Downtown and the beach areas attract a different guest than JVC or Arjan.
- Season: the cooler months from October to April are busiest; summer is quieter.
- Events and exhibitions that fill the city for a few days.
- The building: views, pool, gym, parking and how guests are welcomed at reception.
- Classification and quality: Standard or Deluxe, furnishing and photos.
- Reviews and pricing that follows demand every day.
And what comes off
Service charges, DEWA, internet, cleaning, platform and management fees, and the permit. For questions about your own financial situation, talk to an adviser.
