Tourism is a regional matter in Belgium. Where your property is decides where you register and what you need.
In Belgium, each region sets its own rules for tourist accommodation. The basics look alike: register, prove the home is safe, be insured. But the authority, the documents and the procedure differ. Always check the latest rules with the authority of your region; the summaries below are general information.
Flanders
- Register with Toerisme Vlaanderen, even for occasional rentals, and receive a registration number.
- A valid fire safety certificate and minimum comfort and quality standards.
- Insurance against fire and for civil liability, covering the letting activity.
- Proof that you may operate the home, and compliance with zoning rules.
Brussels
- Register with Brussels Economy and Employment before you rent to tourists.
- A planning certificate and a fire safety certificate from the municipality.
- Civil liability insurance, ID and a criminal record extract.
- In a co-owned building, the agreement of the co-owners' general meeting.
Wallonia
- According to the Belgian notaries' federation, operators make a declaration of operation (déclaration d'exploitation) to the Commissariat général au Tourisme.
- A fire safety certificate (attestation de sécurité-incendie) or a simplified inspection certificate.
- Civil liability insurance, no relevant criminal convictions, and stays of at least one night.
- Some municipalities have additional local rules, so check with the municipality as well.
Everywhere
Since 20 May 2026, EU rules require platforms to display and verify registration numbers where registration exists. And the local municipality may levy its own tourist tax.
