What does an Airbnb earn in Belgium? What really makes the difference

By Athina · October 2026

There is no single number. What drives income in Belgium, from the coast to the cities, and how to get a realistic estimate.

It's the first question every owner asks, and the honest answer is: it depends. Two flats in the same street can earn very different amounts. Rather than a number that wouldn't apply to your home, here is what decides it.

The market is there

Statbel counted more than 46.1 million tourist overnight stays in Belgium in 2025, a record. Flanders accounted for 63% of them, and Wallonia grew by 6%. Visitors come all year round, but not evenly: cities, the coast and the Ardennes each have their own rhythm.

What drives income

  • Location: walking distance to the centre, the beach or the station.
  • Seasonality: the coast peaks in summer, the Ardennes in school holidays, cities with business travel and events.
  • Size and layout: how many guests can sleep comfortably.
  • Quality: photos, furnishing, cleanliness and reviews.
  • Pricing: a price that follows demand every day.
  • Your own use: the weeks you keep for yourself.

And what comes off

Cleaning, utilities, platform and management fees, local tourist tax and income tax all affect what is left. For the tax side of your own situation, ask your accountant.
