Brussels has its own rules, separate from Flanders and Wallonia. Who has to register, with whom, and which certificates are involved.
Tourism is a regional matter in Belgium, so Brussels, Flanders and Wallonia each have their own rules. In the Brussels-Capital Region, the official business portal be.brussels explains that anyone renting out a room, flat or house for stays between one night and 90 consecutive days, including through platforms such as Airbnb or Booking.com, has to register.
With whom
Registration is done with Brussels Economy and Employment, before you start renting to tourists. You receive a registration number, and only after registration can you advertise and take bookings.
What is involved
- A planning certificate and a fire safety certificate, both from the municipality.
- Civil liability insurance.
- Proof of identity and an extract from the criminal record.
- If you are a tenant: the lease and the owner's written consent. In a co-owned building: the agreement of the co-owners' general meeting.
- A floor plan and photos of the accommodation.
After registration
According to be.brussels, the accommodation must also be declared to Brussels Taxation for the tourist tax, and changes or the end of the activity have to be reported. Rental income is declared in your tax return. For any question about your own tax situation, please speak to an accountant or tax adviser.
How Athina helps
We list what your property needs, help you collect the documents and coordinate with the municipality where needed. The decisions and signatures stay with you.
