Demand changes every day. How dynamic pricing works, and why a minimum price protects you.
A fixed nightly price is easy, but demand is never fixed. A Saturday during a festival is worth more than a rainy Tuesday in February. With one price for both, you are either too expensive on quiet days or too cheap on busy ones.
What moves demand
- Season and school holidays.
- Weekends versus weekdays.
- Local events: concerts, fairs, congresses, sports and festivals.
- Comparable homes nearby and how full they are.
- How far ahead guests book.
How dynamic pricing works
Pricing software follows these signals every day and suggests a price per night. A person then sets the strategy: which minimum price you never go below, which weeks you keep for yourself, and how to fill quiet periods, for example with weekly discounts or last-minute offers.
Your minimum price
Set a floor below which you'd rather leave the home empty. It protects the value of your listing and avoids attracting guests who only come for a bargain.
Beyond the price
Platforms tend to show active, well-reviewed listings higher. Fast replies, good reviews and a listing that is kept up to date work together with the price.
