Since 20 May 2026, an EU regulation brings more transparency to short-term rentals. What changes for hosts and for platforms.
Regulation (EU) 2024/1028 on data collection and sharing for short-term accommodation rentals applies across the EU since 20 May 2026. The European Commission describes it as a common framework to make the sector more transparent.
For hosts
Where a country or region requires registration, hosts receive a unique registration number for their property. The registration procedures set up by authorities have to be online and easy to use.
For platforms
- Platforms have to display and verify registration numbers.
- They carry out random checks to help spot illegal listings.
- Authorities can ask for non-compliant listings to be removed.
- Platforms share monthly data on stays and nights booked with the authorities, through a single digital entry point in each member state.
What it means in practice
The EU rules work together with regional rules. In Belgium, the registration itself still happens with the regional authority: Toerisme Vlaanderen in Flanders, Brussels Economy and Employment in Brussels, or the Walloon authorities. In practice, a correct registration and a correct number on every listing matter more than ever.
