Choosing an Airbnb management company: 10 questions to ask first

By Athina · October 2026

Every manager says they take care of everything. These ten questions show quickly what that really means, and who you will be dealing with.

Handing over your home is a question of trust. Most managers promise the same things on their website, so the difference only shows when you ask the right questions. Use the ten below in your first call, with us or with anyone else.

About the people

  • Who will be my contact, and is that the same person every month?
  • Who answers guests at night and at weekends?
  • Who cleans, and who checks the home after cleaning?

About the money

  • What is the fee based on: the amount paid by the guest, or what reaches me after platform fees?
  • Are there setup fees, exit fees or a minimum contract period?
  • What is charged on top: cleaning, linen, consumables, repairs?
  • How often do I get paid, and what does the monthly overview show?

About the rules

  • Who takes care of registration, the registration number in the listing and the tourist tax?
  • How do you check whether my building and my insurance allow short stays?

About leaving

  • If I stop, who owns the listing, the reviews and the photos?

What a good answer sounds like

Clear, written down and without small print. A manager who can explain the fee in one sentence and shows you an example of a monthly report is usually also clear when something goes wrong. Be careful with promises of a fixed income or guaranteed occupancy: nobody can know that before your home has been online.

At Athina, you always talk to Athina herself. You'll find our packages, what is included and our terms on the pricing page, so you can compare before the first call.
