Rules, numbers, insurance, comfort and time. Get these right, and the rest becomes a lot easier.
1. The rules where your home is
Flanders, Brussels, Wallonia and Dubai each have their own registration or permit. Check them first: without the right registration, a listing can be removed and a home closed.
2. Whether it makes sense for you
Put the expected income next to the costs: cleaning, utilities, fees, insurance and taxes. A realistic estimate beats an optimistic one.
3. Your insurance
Ask your insurer whether your policies cover short-term rental and civil liability. Platform protection like AirCover is a safety net, not a replacement for your own policy.
4. Comfort and cleanliness
A clean home and a good bed are the minimum guests expect. Good reviews start there, and good reviews bring the next bookings.
5. Your time
Hosting is not passive income. Messages, cleaning, check-ins and pricing take time every day. Decide early whether you do it yourself or hand it over.
